Our team wanted to make you aware of mandatory changes within our industry and some requirements that we will be implementing going forward.
As you may know, the National Association of Realtors (NAR) just settled a massive lawsuit that affected changes to the real estate world. While our practice, agreements, and compensation will likely remain the same on the majority of transactions, we are now REQUIRED to have a compensation agreement completed with any buyers PRIOR to showing homes. This will require any clients who would like to view homes or tour properties to have a written Buyer’s Representation Agreement in place with us before we are able to show properties to you. We have ALWAYS done these agreements with every client, but we have typically not entered into one until you find the property of your dreams.
Compensation between our buyers and our agents have always been a part of our service, and our compensation has almost always been a responsibility of the selling parties. We believe this has been the best practice simply because it decreases the need for a buyer to pull funds from their potential down payment, thus reducing their affordability and pre-approval amount. Please know that sellers and listing agents are still offering compensation but will no longer be allowed to advertise this on the MLS service. All compensation will be verified with us PRIOR to showing you a home so we can assure you that fair compensation is being offered.
